Moscow, 15 March 2016 – Global real estate advisor CBRE indicated the key trends of the Moscow street retail market for 2016.
By the end of 2015 the average vacancy rate has stabilized at 8%, as retailers rotation in high streets has moderated.
The largest vacancy rate increase during the year has been recorded on Leninskiy Avenue, Pyatnitskaya Street and Noviy Arbat Street. At the same time the vacancy has declined in Bolshaya Dorogomilovskaya Street, in Tverskaya Street and Kutuzovsky Avenue.
Most notably, the number of cafe and restaurants and grocery supermarkets has increased over the past 1.5 years. This was a result of high activity of players that offer unique eating concepts and a steady growth of convenient grocery stores opened by chain and non-chain operators of middle and economy price segments.
The share of such segments as fashion (including accessories) and services has been almost unchanged.
The demand of new international and federal retailers is still high. For example, in 2015 7 out of 40 new international retailers in Moscow opened their first stores in street retail (Greene King, Rouge Bunny Rouge, Santa Maria Novella, Seiko, Serge Lutens, The Bagel bar, Wok to Walk).
Commercial terms in street retail have also stabilized largely due to the use of key approaches to optimization of street retail leasing terms and flexibility of landlords. Rental rates in rubles have not significantly changed during the year, but the range of asking rents has widened. In streets where the vacancy rate has been increasing steadily, the decline in rents has reached nearly 20-30% and up to 35-40% in some cases in dollar terms.
Key trends of the Moscow street retail market for 2016:
1. Most likely, in 2016 the average vacancy rate will not reduce significantly due to the stable balance between the growth of public catering, stabilization of fashion segment and segment of grocery supermarkets and further reduction of banks and other segments.
2. Tenants will be interested in high streets largely due to comfortable commercial terms that landlords are ready to provide, such as transition to rental rates denominated in rubles, fix of the exchange rate band, discounts on fixed FX-denominated rates, setting up rental rate with consideration of tenants’ rental budgets, as well as transition to percentage of turnover.
3. Russian chain and non-chain retailers are still interested in street retail. New restaurant concepts and grocery supermarkets of convenient store format will be actively opening.
4. In 2016 French retail chain of coffee shops Ladurée plans to open 2-3 new coffee shops as well as Italian chain of supermarkets Eataly plans to open the first supermarket. From 2015 experience, international niche retailers of fashion, cosmetics and accessories will prefer to choose street retail.
5. In 2016 rental rates in dollar equivalent will continue to decline. Ruble rent will remain at the level of 2015. With the stabilization of economic situation and reduction of vacancy rate, landlords of premises in street retail can become more differentiated in terms of rental rates.
6. Pedestrian streets that recently acquired the status of comfortable public space with high pedestrian flows will still be in high demand from potential tenants.
Olesya Dzuba, director of Strategic Analysis and Planning Department CBRE said:
“2015 has become extremely difficult for the Moscow street retail market. Devaluation of the ruble, international sanctions, withdrawal of bank licenses by the Central Bank have led to lower tenant activity and a lot of existing retail units closure. Most retail chains have revised their development strategy and have optimized the business processes. Vacated premises at favorable terms have been occupied by mass-market players that are popular even during the crisis: fast food, budget cafes and restaurants, mini-markets, alcohol markets, discount stores.
“Generally, today most landlords are ready to provide ruble rental rates. In exceptional cases, they fix the exchange rate band and provide good commercial terms for tenants, which are mostly targeting the rent using their total rental budget.”
