ORIENTIR company has completed construction of a 22,000-square-meter warehouse unit at its newest logistics park ORIENTIR Sever-4. Earlier over than 10 000 sq. m. were leased for the needs of Ahlers, an international logistics operator, on the territory of this complex. Ahlers became the second resident of the park after Perekryostok. Given the growing shortage of warehouse facilities, the developer chose the speculative warehouse format and plans to find a tenant for it in the near future.
"Stable low vacancy in the market of modern class "A" warehouses, fluctuating around 1% - 1,5%, is the current reality of the warehouse market. Taking this factor into consideration, as well as the constantly growing prices for materials and other key factors that influence the cost of construction, we decided that this block will be put up for an auction with the starting price of 4,500 rubles per square meter of warehouse, but we admit that the final figure may exceed 5,000", - explained Alexandra Selezneva, commercial director of the ORIENTIR company.
ORIENTIR Sever-4 is a new ORIENTIR logistics park with a total area of 100,000 square meters. The complex meets Class A requirements and is located 40 km away from the Moscow Ring Road, in Solnechnogorsk district of the Moscow region, in a strategically advantageous location - next to A107, M10, M11 and the central ring road. Due to such location, quality logistics and communication with major Russian and European cities are provided.
In 2020 speculative warehouses accounted for about 10% of the total construction volume of ORIENTIR. In 2021 the ratio with built-to-suit complexes will remain the same - by the end of the year ORIENTIR will build another 35 000 sq m on the territory of this park.
