Armtek Company rented 28,000 square km of grade-A storage space

Armtek, a company that specializes in distributing spare parts for foreign passenger and commercial automobiles, has rented 28,000 square km in the Nikolskoe Warehouse Complex. Of the rented area, 23,000 square km include grade-A storage space. The contract was signed for a period of five years. The consultant for the deal was S.A. Ricci Company.
The company plans on creating the largest Armtek distribution center in the Moscow region at Nikolskoe Warehouse Complex. Armtek offers more than 250,000 types of spare parts for passenger and commercial automobiles from over 500 brands.
Armtek imports and distributes spare parts, oil, automotive chemicals, automotive cosmetics, and accessories for foreign cars and trucks, trailers and buses. Working with Armtek provides clients with excellent service and a wide range of products, as well as convenient information resources. The company is among the leaders of the Russian and Belarusian auto-parts market.
Nikolskoe Warehouse Complex consists of 107,000 square km and is in the north of the Moscow Region. It is a modern grade-A logistics center. Nikolskoe Warehouse Complex is located at the intersection of the Small Moscow Ring Road (A-107) and the Dmitrovskoe highway (A-104), 35 km from the Moscow Ring Road. The warehouse project is just over 17 km from the Leningradskoe highway (M-10) and 13 km from the new Moscow – St. Petersburg highway. The complex is not far from a railway terminal with a customs post. Nikolskoe is under the management of MLP, a leader of Russia's grade-A warehouse real estate market. In total, this company manages more than 1.8 million square km of grade-A storage space in eight active logistical complexes.
Ilya Pronichkin, the head of MLP's Department of Tenant Relations: “Nikolskoe Warehouse Complex began working operations at the end of 2015, right on the eve of the crisis. Therefore, for two years it was difficult to attract tenants to this warehouse space. Up to this point, the complex's only tenant was the company Delovye Linii. Thanks to this contract with Armtek, we now have a significant, respectable, and reliable tenant, with whom we hope to have a long and fruitful relationship. We see this deal as the first step in reducing the number of vacancies at this site. We believe that by the end of 2017, the number of vacancies at the Nikolskoe Warehouse Complex will be no higher than the average market value.”
Vyacheslav Polkovnikov, the Deputy Head of Expedition and Transport Logistics for Armtek: “In renting a warehouse in Nikolskoe Warehouse Complex, we have gained a reliable partner. We are committed to a long-term partnership. We have already discussed the possibility of several stages for expanding our rental space in Nikolskoe Warehouse Complex with the facility's owners.”
Dmitry Gerastovsky, the Director of the Department of Warehouse and Industrial Real Estate for S.A. Ricci: “In 2016, we noted a continuation of two tendencies in the warehouse real estate market that had begun in 2015. First, a record-high demand: more than 1.2 million square meters. Second, a reduction in developer activity (in 2016, only 670,000 square meters became active). However, vacancies have not decreased in this period of high demand, the level has stayed steady at 9%. The reason for this is tenants’ migration to modern, high-quality sites: more than 93% of the area in grade-A warehouse complexes. In their decision to select Nikolskoe Warehouse Complex, an important factor for Armtek was that MLP had the necessary volume to allow for potentially expanding the company. It was also significant that MLP invests in competent commercial policy that takes into account not only the current market situation, but also the long-term situation."
