Dear readers! We present to your attention the final issue of the LOGISTICS journal in 2024. We have tried to make it rich and interesting. Today, many Russian companies operate under strict sanctions restrictions, which force them to reorient logistics flows. One of the possible solutions to this problem may be the Russia – Mongolia – China economic corridor. Details can be found in the article by Alexandra Kazunina.
An industrial park with multi-temperature warehouses will be erected 30 km from Moscow on the Central Ring Road in close proximity to federal highways M2 and M4.
The total area of the project will be 35 hectares. The concept of the complex involves the placement of five multi-temperature buildings on one territory with a total area of 150 thousand square meters. In addition to warehouses, office and industrial premises will be built. Investments in the project will amount to over 10 billion rubles.
The first stage of the complex with an area of 20 thousand sq. m will be designed for a speculative format that will allow leasing warehouse space on the open market. At the same time, as the project progresses, built-to-rent and built-to-suit formats will be implemented, when warehouse space is built up to meet the needs of a certain company. Thus, the project of the Yug-Valischevo industrial park will become variable in terms of warehouse real estate formats, which sets it in high demand in the market.
“Today retailers, manufacturers and marketplaces are expanding their product line to the maximum, including the entire range of food and non-food products. Accordingly, they require three different temperature conditions. We can quickly close the emerging demand in the warehouse real estate market. At the same time, we lay down environmental requirements according to international standards at the design stage. This makes our facilities especially attractive to foreign clients,” said managing director Khanyafi Khasyanov.
The leading consulting agencies of Russia have already become interested in the project: Colliers International Group, CBRE Croup, JLL, Knight Frank, Cushman & Wakefield. The agencies praised the South-Valischevo project, calling it successful.
