Moscow, 20 August, 2015 – The world’s largest manufacturer of watches, the Swiss Swatch Group, has leased 2,700 sq m of office space on the 8th floor of the Delta Plaza, a Class A business centre in Moscow. The business centre’s management company is Accent Property Management (Accent PM), part of Accent Real Estate Investment Managers (AREIM). JLL acted as a consultant for the deal.
The Swatch Group, founded in 1983 in Switzerland, has been successfully developing on the Russian market for the last 10 years. Its new office space is currently undergoing design and fit-out works, and the company is due to move in in January of 2016.
Accent PM is a professional management company, a business unit of AREIM, an investment and development firm. Accent PM manages over $300m worth of assets in office, warehouse and retail real estate sectors.
The 9-storey Delta Plaza Class A business centre (office area of 26,000 sq m) stands in the Central Administrative District of Moscow, 150 m away from the Garden Ring Road, at 1, 2nd Syromyatnichesky Lane. Traffic access is excellent: Kurskaya and Chkalovskaya subway stations are a five-minute walk away, there is a quick and easy exit to the Boulevard Ring, and the Third Transportation Ring is within 10 minutes of driving. The building has efficient floor layouts, modern utilities systems to the highest international standards and a two-level underground parking.
Stefan Peter, Country Manager, Swatch Group commented: “We are confident that a market leader must have the best of everything, which includes the best modern office, reflecting the company’s values and standing. When we were choosing a location for our new office, we appreciated Delta Plaza’s downtown placement, quality of construction and infrastructure but also took into consideration the opinions of current tenants, who highly recommended the Business Centre and made favorable comments about the building and the professional management team, Accent PM. First-hand experience makes us agree that this praise is well deserved.”
Sofya Tretenko, Commercial Director, Office Real Estate Department at Accent PM: “We are glad to welcome Swatch Group among Delta Plaza’s tenants. The JLL team’s professional work and the business centre’s top characteristics have let us attract the largest brand in the watch industry. Despite a difficult situation on the office market, this deal coupled with our tenant mix of leading global brands like Nikon, Covidien, Electricite de France, Adecco, prove that individual approach to tenants and high-quality in every detail remain key qualities for companies choosing office space. We appreciate Swatch Group’s decision and would like to re-assure our new tenant that they have made the right choice in becoming Accent PM’s long-term partners.”
Elizaveta Golysheva, National Director, Deputy Head Office Agency, JLL, Russia & CIS: “Over the last year office tenants in Moscow mostly renegotiated terms and renewed leases, with few new deals happening. Now we are seeing a number of large new transactions, which reflects a trend when high-quality space can be rented at fair commercial terms. For Swatch Group it was particularly important to find a reliable, long-term partner. Accent PM, its reputation visible from Delta Plaza’s tenant list, exactly fits the bill.”
